Sustainability should be a global given by now in how we build, live, and consume - however, there is always more that can be done. At Mona, we are committed to stay at the forefront of sustainable practices in everything we do, from sourcing through construction to property management.


  • Water Efficient Fixtures

    Water fixtures such as toilets, showers, and lavatories will be selected considering low water use features, to reduce the need for water for these activities. This not only helps keep the aquifers full but also reduces monthly operations costs

    Water Reuse from Alternative Sources

    As water (rainwater, gray water) becomes a more scarce resource, water reuse it is important specially for those activities that not necessarily need potable water such as toilet flushing and landscaping

    Wastewater Treatment

    Water that has to be treated on site (black water, grey water, kitchen water) will receive a BIONEST treatment such that outgoing water is either usable for other uses or to be sent to the natural aquifer but in a condition adequate for nature

    High quality filtered drinking water

    Wellness is at the center of the project, giving occupants high-quality water, with reduced organic and inorganic components is a step taken towards reducing diseases and contamination due to this situation


  • Renewable electricity with solar panels

    On site generation will be important to reduce general emissions that the project produced¿s due to energy consumption. Also, operation costs are reduced with these systems.

    Solar thermal hot water system

    Water heating is one of the main energy consumption systems in residential projects, taking advantage of the climatic conditions of the site to heat water with the sun, reduces the need for electricity

    High performing envelope, with adequate insulation, energy-efficient windows, and features that reduce solar impact for better energy performance and increased thermal comfort

    Insulation and high-performance windows decrease the rate at which heat enters the interior space, this produces larger temperature differentials on the inside, keeping the interior spaces cooler, but also reduces the sizes of mechanical cooling equipment


  • Bioclimatic analysis for increasing natural ventilation systems

    It is important to understand site conditions that allow for comfort with natural ventilation, not only temperature-wise but also speed-wise, high velocity winds cause discomfort as well. Optimizing natural ventilation increases energy efficiency and thermal comfort

    Energy efficient fixtures such as lighting and HVAC where required

    Reducing energy consumption is the first step towards a net zero project. Optimizing lighting and HVAC systems design, and selecting high efficiency lights and ventilation systems will reduce operation costs


  • Composting

    Separating organic waste from other waste is a great way of decreasing the waste that comes out of a project. Having a composting area will help decrease waste product that has to be hauled and treated in a landfill, and obtaining a product that can serve as fertilizer for other uses

    Recycling Program

    After composting, materials that can be recycled should be separated and sent for recycling, increasing the life cycle of the products we use and deviating more waste from landfills.


  • Community Garden

    Gardening will not only be an option for healthier and more natural resources for the occupants, but will also generate a sense of community that will bring people together for a single goal

    Low VOC Materials

    VOCs, Volatile Organic Compounds, are compounds that materials emit after installation and occupants are exposed to, and can produce damage in the respiratory systems. Selecting materials that emit low VOCs will decrease the chance of sickness and increase the healthy environment for the users

    Biophilic Design Features to enhance connection with nature

    Contact with nature is one of the best ways to increase productivity, concentration, and wellness in general. Making sure occupants are exposed to natural elements will ensure that this contact is constant, and the benefits of nature contact are maximized

    Electric Vehicle Charging Stations

    The fleet of electric vehicles will increase during the upcoming years, and having a secure space for users that decide to go this way, would be an incentive to decrease individual carbon footprint
